Every property, albeit commercial, residential, industrial or rural in Spain has a title deed detailing its size, location, ownership and acquisition of the property.  The original is usually held by your lawyer and will be handed over upon the sale of the property.

Every Spanish property is also registered at the local land registry office.  It is possible to order a certificate from the land registry called a Nota Simple, which details the owners of the property, the size and location of the property, the type of building and land the property is built on, as well as any debts, loans, mortgages and encumbrances attached to the property.  It takes about 3 months to register a new property or any amendments to an existing property.
